     วิทวัส คุตตะเทพ ผู้ช่วยกรรมการผู้จัดการ บริษัท แผ่นดินทอง พร็อพเพอร์ตี้ ดีเวลลอปเม้นท์ หรือ โกลเด้นแลนด์ เปิดเผยถึงรายละเอียดการออกแบบและจุดเด่นของ เอฟวายไอ เซ็นเตอร์ (FYI CENTER) โครงการอาคารสำนักงานแนวใหม่ที่มีเอกลักษณ์โดดเด่น ด้วยการออกแบบสถาปัตยกรรมในรูปแบบของออฟฟิศที่ไม่จำเป็นต้องเป็นห้องสี่เหลี่ยมเสมอไป ครบครันสิ่งอำนวยความสะดวก และนวัตกรรมการออกแบบล้ำสมัย ร่มรื่นด้วยพื้นที่สีเขียวโดยรอบโครงการ ส่งเสริมแรงบันดาลใจด้วยบรรยากาศของสวนเบญจกิติที่ตั้งอยู่ตรงข้าม เชิญชวนให้มาพักผ่อน และออกกำลังกายแบบใกล้ชิดธรรมชาติ สะท้อนถึงภาพลักษณ์ที่ใส่ใจกับคุณภาพชีวิตของพนักงานให้แก่เหล่าบริษัทชั้นนำที่จะมาเช่าพื้นที่ในอนาคต  

    “ความที่สถานที่ตั้งของโครงการอยู่ในย่านเดียวกันกับท่าเรือคลองเตย ซึ่งเป็นท่าเรือสำคัญของกรุงเทพมหานคร ดังนั้นการออกแบบรูปโฉมของอาคารจึงนำแรงบันดาลใจมาจากดีไซน์ของตู้คอนเทนเนอร์มาเชื่อมโยงเข้าไว้ด้วยกัน โดยเฉพาะบริเวณโถงทางเข้าอาคารและลิฟต์โดยสารที่ราวกับยกตู้คอนเทนเนอร์มาจัดเรียงไว้จริงๆ  ส่วนด้านหน้าอาคารมีประติมากรรมสีเหลืองขนาดใหญ่ Plug Man ผลงานการออกแบบของดีไซเนอร์ชื่อดัง สาธิต กาลวันตวานิช ผู้ก่อตั้งแบรนด์ Propaganda ที่นอกจากดึงดูดสายตาผู้คนที่ผ่านไปมาได้เป็นอย่างดีแล้ว ยังสะท้อนคอนเซ็ปต์ของเอฟวายไอ เซ็นเตอร์ ในการเป็นอาคารสำนักงานแนวใหม่ที่จุดประกายไอเดียสร้างสรรค์ให้กับคนรุ่นใหม่ได้อย่างแท้จริง

      “นอกจากนี้การออกแบบโครงสร้างและส่วนต่างๆ ของอาคารนั้น ทางโครงการยังให้ความสำคัญกับ Green Concept เพื่อช่วยในการประหยัดพลังงานและใช้ทรัพยากรธรรมชาติให้เกิดประโยชน์สูงสุด ไม่ว่าจะเป็น การออกแบบโครงสร้างตัวอาคารให้มีพื้นที่เปิดโล่งให้มากที่สุด โดยจัดให้มีพื้นที่สำหรับคนเดินและพื้นที่สีเขียว 20% ของพื้นที่โครงการ รวมทั้งออกแบบชั้นล่างของอาคารให้รับทิศทางลม เพื่อให้มีลมธรรมชาติพัดเข้ามาลานด้านหน้าซึ่งเป็นพื้นที่สาธารณะตลอดทั้งวัน, ไม่ใช้น้ำประปารดน้ำต้นไม้ แต่รวบรวมน้ำทิ้งจากการควบแน่นของระบบปรับอากาศในแทงก์น้ำใต้ดินเพื่อใช้รดน้ำต้นไม้,

       สนับสนุนการใช้จักรยาน โดยมีพื้นที่จอดรถจักรยานและห้องอาบน้ำบริเวณชั้นใต้ดิน B1, พื้นที่ออฟฟิศมากกว่า 75% ได้แสงสว่างธรรมชาติที่มีคุณภาพ สว่างเพียงพอ และไม่จ้าจนเกินไป ด้วยการวางผังอาคารที่ดี ทำให้พื้นที่สามารถรับแสงสว่างจากหน้าต่าง รวมถึงการใช้กระจกที่มีประสิทธิภาพสูง ช่วยลดการนำความร้อนแต่ยังให้ได้ปริมาณแสงสว่างที่เพียงพอในการทำงาน, การออกแบบกรอบของอาคารให้มีความลดหลั่นกัน โดยเลือกใช้กระจกกั้นความร้อนชนิด Low-E และผนังที่มีค่ากั้นความร้อนสูง สามารถลดการใช้งานจากเครื่องปรับอากาศได้ 24% เมื่อเทียบกับอาคารสำนักงานทั่วไป”

     Mr. Withawat disclosed that FYI CENTER is planned with the ultimate concept of an “inspirational workplace”, where an office does not have to be a rectangular space.     “Since the project is located near Khlong Toey Port, which is a major port for Bangkok, the design of the building is inspired by containers, as you can see from the entrance and the elevators, which look like they are built from actual containers. At the front of the building is a big brass sculpture, Plug Man, created by well-known designer Satit Kalawantavanich, the founder of Propaganda. The sculpture not only attracts the attention of passers-by, but also reflects FYI Center’s concept as a place that truly sparks ideas for the new generation.

   “Additionally, the structure and every element of the project focus on green concept to help save energy and make the most use out of natural resources. Open space is allocated, and there is space for walking. Around 20% of project site dedicated to pedestrian and green area, and ground floor plan is designed so that wind to the plaza is unobstructed and therefore can provide comfort to the plaza. Instead of using tap water to water the plants, the project condensates water from the Air Handling Units, which is collected in underground water tank for landscape irrigation. Biking is encouraged here, as bicycle storages and shower rooms are provided on the basement 1 level. More than 75% of office spaces have qualified daylight; sufficient and not too bright or dim. The glass panels used can optimize between heat reduction and daylight allowance. The facade are designed not to block one another, and insulated glass with low-emitting coating is used to block out the heat in order to reduce air-condition use by 24% compared to regular offices.”

     The project is located on a prime spot with a lot of potential, where Ratchadapisek Road and Rama IV Road meet. The 9-rai project is comprised of a commercial complex and business hotel. The complex includes 100,000 square meters of total usable space. Its compound is comprised of two 12-story office towers, which offer 90,000 square meters of space, and a 14-story hotel building – the 239 room Modena Hotel by Fraser Bangkok, with 10,000 square meters of space. The location has a lot of potential since it is at the heart of the city and at the corner of the Ratchada - Rama IV intersection, adjacent to Queen Sirikit Center MRT station, convenient for those who want easy transportation.

     Currently, 70% of the project has been occupied by tenants, who are from various industries. There are also convenient stores, restaurants, and shops, which will begin operation in July 2016, adding more fun to the Ratchada-Rama IV area. Rental fees at FYI Center start from 820 baht per square meter, and the project is confident that it will be 100% occupied by the year 2019.
